Start with the monthly picture

Write down the monthly amount that leaves room for the rest of your life. Ask a licensed lender to compare financing options and explain the assumptions in a written estimate. Use the ownership calculator to make a separate allowance for maintenance, utilities, HOA dues, taxes, and insurance.

Build a short, useful wish list

Separate non-negotiables from nice-to-haves. Decide which features you can change later and which depend on the address, lot, or building. Use your actual destinations to test whether a location fits.

Ask before you sign

Ask your agent to explain the representation agreement, compensation, offer terms, deadlines, inspections, and contingencies. Make a list of the questions that need a lender, inspector, attorney, insurer, or tax professional.

Stay organized through closing

Keep a shared list of deadlines and documents with your professional team. Ask who is responsible for each next step. Confirm wire instructions using an independently verified phone number before transferring funds.

Let's make your next move a great one
